It’s time to find a new home for the yoga mats and gongs that David and Margie Braunstein treasure. Their 4-bedroom Central Coast home is now too big and the couple wants to relocate to a larger block with a smaller house so they can live a more sustainable life.

Before listing the property they renovated the bathrooms, but unfortunately the 2nd hand kitchen (that Margie bought for $500 and David installed himself) is just one of a list of negatives potential buyers are noting as they inspect the property. Five different floor coverings are also not helping the sale.

The front and back yards are neglected and overgrown and there’s a dangerous limb of a tree that looks like it will drop on the roof at any moment. Both living areas look onto a courtyard that’s a little uninspiring.

Charlie and Shaynna need to update the house and gardens, prepping the house for buyers who want to simply move in and head to the beach on the weekend.

The layout of the house was fine, so Shaynna concentrated on the kitchen in particular and the flooring throughout the house. It’s close to the beach; so she put engineered flooring throughout in an Oak colour. The purpose of this was to tie everything in the house together while also modernising it and then using the natural accents in the styling to marry it all together.

As well as a new kitchen, Shaynna put in bi-fold doors for both the lounge and the family area, making the indoor-outdoor link to Charlie’s work outside.

 

 

Exterior

Charlie’s main focus was the courtyard. The brick paving looked tired, so he replaced these with larger tiles. He also built a feature planter box with built in seating on either side to holds a mature tree specimen.

Grinding down the tree stump in the grass area and mowing the lawn really helped to revamp this neglected space; while relocating the washing line to the back wall has left a lot more room for children to play.

In the front yard Charlie sacrificed privacy and the vine covered front fence to show off a newly tidied front garden planted with new specimens among the existing.

The verdict

After going to auction, Margie and David accepted an offer of $745,000 - a great success considering the recent downturn in the market. The fun-loving couple are now able to begin their next adventure and let a new family enjoy the gorgeous home.
